The site is an open yard, which sits directly behind the existing All Saints building, IWM's current headquarters. The site is only accessible via a service road through the adjacent park to the rear, as well as two pedestrian gates to the front. The service road will be inaccessible from January 2019 leaving only a short period to take the scheme through the design development, planning and initial construction stages until no further deliveries can be made.
Reds10 offered an alternative approach to this project through utilising off-site modular construction. Jestico + Whiles were appointed by Reds10 to design a creative hub for IWM, and by working collaboratively with our design team, Reds10 have pushed the capabilities of modular construction to provide a design that achieves the IWM's vision and brief.
Furthermore, this approach enables groundwork and off-site packages to be undertaken concurrently, accelerating the programme to segue well with the accessibility from the service road.
